After 19 years in the residential construction industry, our founder, Joe Grbavac, reached a point where he was ready for something new. He had worked inside some of Queensland’s largest building operations, led teams, managed procurement across the state, and overseen the delivery of hundreds of homes each year. He understood scale, systems, and corporate structure. But what he wanted to deliver was something more personal, which led to the establishment of OMNI Built Homes in April 2017.
The business has never been about competing with volume builders but about providing a genuine alternative to what they offer. An alternative based on customised service, direct builder involvement, and a deliberate approach to the number of homes undertaken each year.

Every home starts with understanding how you want to live in the space. That may involve adapting an existing design, reworking layouts, refining proportions, or developing something entirely new. It’s about designing a home that feels personal, practical, and aligned with the people who call it home.
Joe leads an experienced team that shares the same passion for residential construction as he does. Estimators, supervisors, trades and consultants who believe in doing things properly and take pride in being part of the journey. Their collective experience allows us to move efficiently through design, documentation, and construction without losing the personal engagement that defines the business.
The outcome is a home built on collaboration, backed by real experience, and delivered with the kind of attention that only comes from being deliberately hands-on.

Meet our Founder, Joe Grbavac
Joe Grbavac’s connection to construction began long before OMNI Built Homes was established. Growing up around his father’s building business, he spent school holidays on site, gaining early exposure to the trade and developing a lasting respect for the responsibility that comes with building someone’s home.
In 1998, Joe began his career as a junior estimator with one of Queensland’s leading residential builders before moving to a multinational building company the following year.
He obtained his builder’s licence in 2003 and progressed into senior leadership roles, including Estimating Manager, where he led a team of more than 20 staff, and later Procurement Manager for Queensland. During this time, he built strong relationships across supplier networks and trade partners, many of which continue to support OMNI projects today.
Built on experience, driven by a hands-on approach
By 2014 and 2015, he was also overseeing operational teams delivering more than 800 homes annually across South East Queensland.
That experience at scale provided him deep knowledge and perspective across every aspect of the building process, but it also clarified what he valued most. In 2017, Joe established OMNI Built Homes to pursue a more considered approach to building, defined by collaboration, quality, and attention to detail.
Joe remains hands-on across every OMNI project, spending time on site and staying closely involved as each stage unfolds. He values being present, not just to oversee progress, but to see the details take shape in real time.
The part he enjoys most is the final stretch before handover, when finishes are in, the small touches come together, and the house begins to feel ready for the family who will soon call it home.

We built with Omni last year. Absolutely fantastic experience, a pleasure to deal with and in my opinion way better value than a volume builder. “The Omni house is our seventh new house and before choosing Omni we spoke to several home builders at various display centres. After choosing a larger company and paying for the first two stages we opted out due to the poor service and style of communication. They promised much but delivered little and always at a cost. Our first contact with Omni was with Amy who was a delight and who convinced us to stay with Omni. Almost immediately Amy showed us an Omni house under construction, talked about what they could do for us and what might or might not affect the cost. She quickly understood what we wanted in this house and provided options. Nicole was also quickly able to understand our requirements and helped us decide in record time the tiles, flooring, colour, cupboards, taps, etc. Gail was obviously the ‘go to’ person who had a hand in everything and was willing to make suggestions even after the plans had been finalised. For example, Gail believed the stairs were not very aesthetically pleasing and redesigned them to a totally pleasing plan and at no further cost. On one other occasion, we had a retaining wall included without a variation cost. If we needed to ask a question about anything Gail seemed to know the answer or was able to get the answer. Our Project Manager, David loved to talk about what is happening at our house especially when we met in person. He explained all of the stages – what, when, how and why and he was happy to answer any other questions we asked. Our house was David’s first Omni home that he project managed. He seemed as excited as us when we reached certain stages. Finally, Omni owner Joe obviously understands having a great team makes his job a whole lot easier. He has selected some excellent people. On occasions when I telephoned the Omni office, Joe might answer the call and was always in for a chat and knew exactly which stage our house was at. If he could not answer something he always asked Gail who could answer. Even though many builders blamed the pandemic for delays Omni were able to deliver our house on time with no real issues. I thoroughly recommend the Omni team.”
